New Spec Buildings Under Construction in South Bend

TWO NEW SHELL BUILDINGS UNDER CONSTRUCTION IN SOUTH BEND, INDIANA

South Bend, Indiana, December 2019  – Two new shell buildings are under construction, both slated for completion in 2nd quarter 2020. Quality construction by well-known contractors and developers with proven track records of satisfied customers.

South Bend is getting a lot of attention for its central location to markets such as Chicago, Detroit, Indianapolis, and Toronto. These particular building sites have incredibly easy access to highways and interstates and are less than five miles from the South Bend International Airport. The location is appealing and perfect for distribution, food processing, manufacturing, and assembly operations.

BUILT RIGHT – FLEXIBLE OPTIONS

Both buildings have 32’ clear ceiling heights with 50’ x 50’ column spacing, and ESFR (early suppression, fast response) fire protection. The developers are experienced and have planned for easy truck maneuvering in and out of dock spaces.

The GLC building on Dylan Drive is described as a modern cross dock distribution center and is also suitable for manufacturing or assembly operations. At 166,500 sf, the plans include 12 dock doors/levelers and 4 drive-in doors – expandable to 30 docks and 6 drive-in doors.

The Holladay Properties building on Cleveland Road is also described as a distribution center and is suitable for manufacturing, food processing, or assembly operations. At 225,000 sf, the plans are for 20 dock doors with ability to add 20 more (total of 40) and 2 grade level over head doors with ability to add 2 (total of 4).

INCENTIVES

Both properties have been awarded a proactive 6-year real property tax abatement from the City of South Bend. Additional tax abatement on improvements and personal property investments will be considered. 

Years 1-3 = 100% of improvements abated. Years 4-6 = 95% of improvements abated.

Indiana Michigan Power offers an Economic Development Rider to new or existing customers adding at least 500 kW to their peak demand and creating 10 new jobs or investing $1 million.
